Recent inquiry:
"An owner in our condo association has abandoned her unit and left the country. How can we protect our legal rights as an association?"
The best way to assure protecting the association's legal rights is to file a condo association lien with the recorder of deeds in the county where the association is located. The Illinois Condominium Property Act provides for recovery of all unpaid assessments, costs for maintaining and protecting the property, and all legal fees incurred in connection with the property when the property is ultimately transfered or sold.
